PHASE 2

Construction on the Wattlefield Estate is progressing towards completion. Road channel and kerbing is now complete and asphalt will be going down soon. Footpaths, streetlighting and landscaping will all look to be completed in the coming weeks.

At this stage we are anticipating titles will be issued towards the middle of October with settlements to occur 14 days thereafter.

Registration of land

90 to 180 day period.

Step 1:

Select a property to proceed with during the meeting and take it off the market.

It is then held for you at the guaranteed fixed price.


Step 2:

Sign an Expression of Interest (EOI) and pay a $2,000 non-refundable deposit to lock in the deal and hold the property at a guaranteed fixed price. The $2,000 will of course be deducted from the purchase price at settlement. NOTE: Due to registration being so far out, the build price may vary, so the actual total price of the property may change.


Once the EOI is signed the price CANNOT be made any higher. IF the build price comes in lower once confirmed with the builder 90 days out, we will give you the discounted price. The whole reason we are doing it this way is to ensure you can secure a property at as close to today’s prices as possible due to the fact that building, and supply prices are rising dramatically and we want to save you paying overinflated prices.


Step 3:

Once EOI is signed we set up finance appointment with Investloan to work through next steps and obtain finance pre-approval.


Step 4:

Once registration is within 90 days, contracts are ordered subject to finance approval.

Step 5:

Sign & return contracts within 48 hours. Work with custodian & solicitor to understand contracts and answer any questions.

Step 6:

Once contracts are signed, we will complete finance with Investloan and work through next steps.

Plans & Permits

PHASE 1

This primary phase involves Council and Authority acceptance of documentation – including engineering design – to confirm physical works may be allowed to commence at your site.

PHASE 5

Electrical

& Telecom

With kerb and channel works complete, in this phase trenches are dug for the running of electrical and telecommunications cabling and wiring, preparing the way for power, phones and the internet to be connected.

Earthworks

PHASE 2

This is where the big machinery first rolls in and involves preparation of the site to achieve design lot levels including site scraping, shaping the existing ground, and construction of retaining walls if required.

Footpaths & Asphalt


PHASE 6

The ground goes through another round of preparation to enable the construction of footpaths, as well as for the topsoil of the community’s nature strips. Significantly, this phase also sees middle pavement layers constructed and roads take shape with the laying of asphalt!

Sewer & Drainage


PHASE 3

The essential infrastructural underpinnings to ensure the health and wellbeing of the future community are laid down here, connecting every lot to the waste and water systems.

Completion & Inspection of Works

PHASE 7

The Council and Service Authority perform final inspections before signing off on constructed works including roads and services. Final documentation is provided to Council, facilitating a Statement of Compliance for the development stage.

Road Boxing and

Kerb & Channel


PHASE 4

Here we see things really start to come together as the ground is prepared in order to lay down the lower layers of road pavement. Water and gas mains are also installed, and the kerb and channel – essentially the road guttering system – is put into place.

Titles Office

and Settlement

PHASE 8

Have some champagne ready for this major milestone. This is the final step of the construction phase, where registration of individual lots from each stage occurs at the Titles Office, earmarking your block for settlement and opening it up for you to begin building your home.
